August 2026 Maui Housing Market Statistics
U.S. existing-home sales edged down 1.7% month-over-month to a seasonally adjusted annual rate of 4.06 million units, according to the National Association of REALTORS® (NAR). Regional real estate trends varied, with sales rising in the Northeast, holding steady in the West, and declining across the Midwest and South. On a year-over-year basis, national home sales grew in the Midwest and West, while remaining flat in the Northeast and South.
In the single-family home market, new listings dropped 10.3%, pending sales edged up 2.0%, and active inventory expanded 4.4%. Meanwhile, the condominium market saw new listings fall 11.9% and total inventory slip 3.6%, even as pending condo sales surged by 54.9%.
Local real estate prices and market velocity adjusted across both property types. The median sales price for single-family homes decreased 7.9% to $1,200,000, with median days on market falling 6.6% and months supply of inventory remaining flat. For condos, the median sales price dropped 13.1% to $564,950, while days on market increased 1.8% and months supply of inventory tightened by 19.7%.
Nationally, the median existing-home sales price climbed to $431,400 as inventory held steady at a 4.6-month supply at the current sales pace, NAR reported. Year-to-date sales are up 2.4%, reflecting stable buyer demand even amid elevated mortgage rates. Overall, homes are sitting on the market slightly longer and fewer buyers are bidding above asking price compared to last year, though local market conditions vary widely.
