July 2026 Maui Housing Market Statistics
U.S. existing-home sales declined 2.4% month-over-month to a seasonally adjusted annual rate of 4.09 million units, according to the National Association of REALTORS® (NAR). Regional real estate trends varied, with home sales rising in the Northeast while dropping across the West, South, and Midwest. On an annual basis, national existing-home sales grew 2.8%, driven by gains in the Midwest, South, and West, while Northeast sales remained steady.
In the single-family home market, new listings edged up 1.0%, pending sales jumped 9.5%, and active inventory expanded 4.2%. Conversely, the condominium market saw new listings drop 14.3% and total inventory slip 0.5%, even as pending condo sales surged by 30.6%.
Local real estate prices and market velocity showed clear divergence between property types. The median sales price for single-family homes decreased 12.5% to $1,150,000, while median days on market fell 20.1% and the months supply of inventory dropped 1.2%. Meanwhile, condo median sales prices rose 2.2% to $690,000, with days on market increasing 5.5% and months supply of inventory tightening by 14.8%.
Nationally, housing market demand pushed the median existing-home price to a record high of $440,600—a 1.8% year-over-year increase. Home prices have now posted annual gains for 36 consecutive months, driven by strong buyer demand amid historically low housing inventory. Total housing inventory stood at 1.56 million properties for sale (a 4.6-month supply), down 0.6% from the prior month but up 1.3% year-over-year. Overall, homes spent a median of 28 days on market, with first-time homebuyers representing 33% of total real estate transactions.
